Why software made elsewhere struggles in Ghana

Most property management software is built for the US or Europe. It assumes rent arrives monthly by bank transfer, tenants sign digital leases, and the internet never drops. That is not how it works here.

Rent is paid in advance. One year, sometimes two, in a single payment. Foreign software has no idea what to do with that. It wants a monthly invoice.

Rent moves through MoMo. MTN MoMo, Telecel Cash, AT Money. A tool that only understands ACH and credit cards leaves you reconciling MoMo SMS alerts by hand — which is the problem you were trying to escape.

Tenants are identified by Ghana Card. When a dispute lands at the rent office or in court, the record you want is the tenant's Ghana Card details next to their payment history. Foreign tools have no field for it.

The work happens on a phone. At the compound in Adenta, on the road to Kumasi, not at a desk. A tool that needs a big screen, a fast connection and an afternoon of training will not get used.

Frequently asked questions

Is PadiRent really free? Yes. Free for landlords and agents — unlimited properties, tenants, and payments, with no card and no trial. The pricing page explains how we afford it.

Does PadiRent collect the rent for me? No. Rent stays between you and your tenant on the MoMo network you already use. PadiRent records and organises the payments; it never touches the money.

Which MoMo networks does it support? MTN MoMo, Telecel Cash and AT Money — all logged in the same flow.

Can it handle 1- or 2-year advance rent? Yes. Log the advance as one payment and PadiRent tracks the expiry. You get an app notification 3 days before it runs out and on the day, plus an SMS on the day it expires.

Does it work without internet? No. PadiRent needs a data connection to save your records.

Can my agent use it with me? Not on a shared account. Each PadiRent account belongs to one person, and shared access is not in the app yet. Your agent can open their own free account for the properties they manage.

Do I need a computer? No. PadiRent runs on your phone — the iPhone app or any mobile browser. A web dashboard is there when you want the big screen.

Is my data safe if I change phones? Yes. Your records live in your account, not on one device. Sign in on the new phone and everything is there.
