Property management software built for Ghana
Track your properties, tenants, and rent payments in one place — MoMo payments, advance rent, Ghana Card records, all of it. PadiRent is free for landlords and agents, and it works the way renting works here.
No card. No trial clock. Works on iPhone (App Store) and in any phone browser.
Why software made elsewhere struggles in Ghana
Most property management software is built for the US or Europe. It assumes rent arrives monthly by bank transfer, tenants sign digital leases, and the internet never drops. That is not how it works here.
Rent is paid in advance. One year, sometimes two, in a single payment. Foreign software has no idea what to do with that. It wants a monthly invoice.
Rent moves through MoMo. MTN MoMo, Vodafone Cash, AirtelTigo Money. A tool that only understands ACH and credit cards leaves you reconciling MoMo SMS alerts by hand — which is the problem you were trying to escape.
Tenants are identified by Ghana Card. When a dispute lands at the rent office or in court, the record you want is the tenant's Ghana Card details next to their payment history. Foreign tools have no field for it.
Signal drops. At the compound in Adenta, on the road to Kumasi. If the app needs a connection to save a record, the record does not get saved.
PadiRent was built around these four facts, not adapted to them later.
What PadiRent does
Tracks every property and tenant. Add your properties and units, attach tenants to each one, and see your whole portfolio on one screen. Unlimited properties. Unlimited tenants.
Logs MoMo rent in seconds. Pick the tenant, enter the amount and transaction ID, save. PadiRent matches sender numbers to tenants, and handles payments from a relative's line with one manual link. Full details on the MoMo rent tracker page.
Watches advance rent expiry. Log a 1- or 2-year advance as one payment. PadiRent tracks when it runs out and alerts you 60, 30, and 7 days before — so the renewal conversation starts on your schedule, not the tenant's. See the advance rent tracker.
Captures Ghana Card details. Store each tenant's Ghana Card information with their profile. When you need a clean record of who lives where, it is one tap away.
Works offline. Log payments and add tenants with no signal. Everything syncs when you reconnect. No lost entries.
Shares work with your agent. Add agents or family members as team members and share the properties they manage. Everyone sees the same records.
Exports your history. A clean, exportable payment history per tenant and per property — for the year-end review, the family meeting, or the tax file.
How it works
- Set up your properties. Add each property and its units. Five minutes for most landlords.
- Add your tenants. Name, phone, MoMo number, Ghana Card details, rent amount, and the period they have paid for.
- Log payments as they land. MoMo or cash, full or partial. PadiRent keeps the running record and warns you before any advance runs out.
PadiRent vs a notebook, a spreadsheet, and foreign software
| PadiRent | Spreadsheet / notebook | International software | |
|---|---|---|---|
| Monthly cost | Free | Free | From $62/month (Buildium's cheapest plan, USD) |
| Built for MoMo | Yes — all three networks | Manual typing | No — bank transfer and card focus |
| Advance rent alerts | 60/30/7 days, automatic | Only if you remember to check | Built for monthly rent, not advances |
| Ghana Card capture | Yes | A column you add yourself | No field for it |
| Works offline | Yes, with sync | Excel yes, Google Sheets partly | Mostly no |
| Set-up time | Minutes | Hours to build and maintain | Days, plus training |
A spreadsheet is free but it does not warn you about anything. Foreign software is capable but it charges in dollars for features built around another country's rental system. We wrote a full ranked comparison of seven options in the best property management software in Ghana guide.
Who uses PadiRent
The landlord with one to three properties. You collect rent yourself and the records live in a notebook and your MoMo SMS history. PadiRent replaces both.
The agent managing several compounds. Twenty tenants across Accra, Kumasi, or Tema, each on a different payment rhythm. PadiRent shows who is paid up, who is behind, and by how many days — per compound.
The family member abroad. You manage the family house from London or Toronto. Your brother logs the payments on the ground; you see every record the moment it syncs.

Frequently asked questions
Is PadiRent really free? Yes. Free for landlords and agents — unlimited properties, tenants, and payments, with no card and no trial. The pricing page explains how we afford it.
Does PadiRent collect the rent for me? No. Rent stays between you and your tenant on the MoMo network you already use. PadiRent records and organises the payments; it never touches the money.
Which MoMo networks does it support? MTN MoMo, Vodafone Cash, and AirtelTigo Money — all logged in the same flow.
Can it handle 1- or 2-year advance rent? Yes. Log the advance as one payment and PadiRent tracks the expiry, with alerts 60, 30, and 7 days before it runs out.
Does it work without internet? Yes. Log payments and add tenants offline; the app syncs when you reconnect.
Can my agent use it with me? Yes. Add them as a team member and share only the properties they manage.
Do I need a computer? No. PadiRent runs on your phone — the iPhone app or any mobile browser. A web dashboard is there when you want the big screen.
Is my data safe if I change phones? Yes. Your records live in your account, not on one device. Sign in on the new phone and everything is there.
Your properties, tenants, and rent — organised this week, not "one day".
